A professional Real Estate Agent can help you understand everything you need to know about the home selling process. Help you past the pitfalls and amidst all the distractions and excitement, keeping you eye on the goal of selling your home at terms acceptable to you.
The very fact that you are reading this, getting advice and learning about the process confirms that you would be well advised to place yourself in the hands of a professional and appoint an agent to help sell your home without the potential disasters and headaches.
An independent survey reported that 84% of home buyers would use the same Estate Agent again – experience has taught them that using an agent is the wise thing to do.
Real estate transactions involve one of the biggest financial investments of most people’s lifetime with most transactions today usually exceeding R750,000. If you had a R750,000 income tax problem, would you attempt to deal with it without the help of a certified professional accountant? If you had a R750,000 legal question, would you deal with it without the help of an attorney?
Considering the small upside cost and the large downside risk, it would be wise to work with a professional agent when you are selling a home.
Formally appointing a Selling Agent by means of a mandate, puts someone on your team, who is working for you in ensuring you get the best deal. On my main Sellers page you have read what I do for you once appointed. If you're still not convinced of the value of an Estate Agent, here are more reasons to use one:
  • Your Realtor can help you determine the exact property value in relation to the general market, as well as your local area, allowing you price it at a level that will ensure maximum exposure and offers.
  • Your Realtor has many resources to assist in the marketing of your home. For professionals, this extends way beyond the standard fare of newspaper adverts. Fully committed agents will have their own website, other forms of social media, large referral networks and a database of existing buyers to draw from.
  • Professional agents are no more the “unemployed mother” type but have become highly trained, sometimes in specialist areas – all to make sure your property transaction is handled smoothly and professionally. A show house is now planned around first colour impressions which influence the buyer. What music is playing? They have studied human behaviour and know how to greet and deal with visitors.
  • Your Realtor can provide you with a full analysis of the costs that will be incurred in your transaction. With proper budgeting, you will have peace of mind selling your home rather than unexpected financial headaches and stress.
  • Your Realtor can help you with negotiations and compromises. There are many negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion of repairs and furnishings or appliances. Negotiation is a skill acquired after many years of experience and we apply that to your benefit.
  • Your Realtor provides due diligence during the property evaluation. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. We can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports.
  • Does your title deed include obscure clauses or is mired in confusing status of past owners or rights of access. Some properties might have title limitations; for example, access rights for utilities or usage restrictions. We can, through an attorney can help you resolve issues that might cause problems at a later date.
  • Your Realtor understands property and the trends related to it so can best advise you on minor repairs and cosmetic changes that could be made to increase investment value and utility. Most often these are simple but imaginative changes that match trends in the market.
  • Realtors with reputable firms such as Property Network draw upon international experience and therefore offer you a pre-drafted contract that provides you with security and full legal coverage. They will also explain each clause of the contract to you so you have full understanding of what you are signing.
  • And finally........ Professional Realtors take their career seriously. Browse through the resources offered on this website alone and you will begin to grasp that we truly care about property and our clients. If there is any way we can help we go out of my way to do so. We put my clients first and do everything possible to assist them. Wouldn’t you rather have us alongside you than go it alone?

What does Save Money when Using An Agent? % Saving
Higher sales price from a qualified agent (results based on company statistics) 3 - 9.5%
Quicker sales save extra bond payments, rates and insurances 1 - 2%
Legal fees 1 - 3%
Advertising, sings, flags etc. 1 - 2%
Needless repairs and expenses 1.5 - 2%
Quicker transfer and cancellation of bond, etc. 1.5 - 2%
Owner's time 1.25 - 1.5%
Total: 10.25 - 22%

When savings are measured against the agent's fees of 5-7%, it definitely pays to use an agent! We had had an instance where we obtained a price of 76% higher than the seller was intending as a private seller! Obviously not all these costs will be evident in every transaction, but a large part of them will be present in most. That’s why the majority of sellers will use an agent again and again.
IN CLOSING
Over the years, the Estate Agency business has become more and more regulated and educational as well as regulatory and conduct requirements have reached new levels in order to promote excellence within the industry.
One word of warning….Beware of agents who will, at first, suggest a very high price, then after they have your listing, work the price down! Never select agents based on the price they give you, but rather on the accurate information they supply to you and their ability to market your home to get you the best results! A good real estate agent is a trained professional who cares about selling your home at the best price that the market can bear.
